Maqolada uy-joy narxlarini hisoblashda hedonik regressiya formulasidan foydalanishning nazariy va amaliy asoslari yoritiladi. Uy-joy bozori geterogen bo‘lgani sababli oddiy o‘rtacha yoki median narxlar bozor dinamikasini sof ko‘rinishda aks ettirmaydi. Shu bois maqolada log-chiziqli hedonik model, time-dummy yondashuvi, indeksni hisoblash formulasi, o‘zgaruvchilarni tanlash tamoyillari, stratifikatsiya, rolling window va model diagnostikasi masalalari tahlil qilinadi. O‘zbekiston sharoitida mazkur usulni qo‘llashning afzalliklari, cheklovlari hamda amaliy tavsiyalari bayon qilinadi.
